Project Recap: Concrete Replacement for Country Crossing Townhome

Country Crossing Townhome Association in Elk River was dealing with several concrete issues throughout the property. Sidewalk panels had settled or heaved, garage aprons were damaged, and gaps near the garage entrances were allowing water to get into areas where it did not belong.

Property Solutions partnered with Erickson Asphalt & Concrete to repair these problem areas, improve pedestrian safety, and help protect the buildings from future water intrusion.

The project included concrete lifting, joint caulking, sidewalk replacement, garage apron replacement, and garage floor edge repairs across more than 50 townhome units. Since this was an active townhome community, the work required careful coordination with property management and residents to keep access as safe and smooth as possible.

Scope of Work

The concrete restoration project included:

• Joint cleaning and caulking
• Garage apron reconstruction
• Garage floor edge repairs
• Drainage and water intrusion improvements
• Trip hazard correction throughout the community

Project Challenges

Working in an occupied townhome community took extra planning. Many of the sidewalks were near landscaping, irrigation systems, and building entrances, so crews had to work carefully around existing property features.

Another challenge was coordinating access with residents. Vehicles needed to be moved from garages and work areas so the concrete repairs could be completed safely and efficiently. At the same time, Erickson had to maintain safe pedestrian access throughout the community while crews moved from building to building.

The original garage aprons also made the repair more complicated. They had been pinned to the garage floors, which caused movement and cracking several inches into the interior slabs. Erickson repaired the damaged edges of the garage floor and replaced the aprons to create cleaner, more durable transitions at the garage entrances.

Work Completed

The project was completed over seven working days. Four days were focused on concrete lifting and joint caulking. Three days were dedicated to concrete replacement.

Many of the existing sidewalk panels had settled or lifted over time, creating uneven walking surfaces and potential trip hazards. Erickson corrected these areas through targeted lifting and replacement, providing the community with smoother, safer sidewalks throughout the property.

The garage aprons were also replaced where needed. Crews removed the damaged concrete, repaired the edges of the affected garage floor, and installed new aprons at the garage entrances.

Another major concern was the growing gap between the garage aprons and garage floors. These gaps had created openings where water could reach the foundation block walls. Erickson cleaned and sealed the joints with fresh caulking to help reduce future water intrusion and protect the structures from continued damage.

Project Results

Once the work was complete, Country Crossing had safer sidewalks, improved garage entrances, and better protection against water intrusion around the buildings.

Uneven sidewalk panels were corrected through a combination of concrete lifting and replacement. This helped remove trip hazards throughout the community and gave residents smoother, safer walking surfaces between buildings, garages, and common areas.

The garage apron repairs also made a major difference. The new aprons created cleaner transitions at each garage entrance and helped correct cracking that had begun to affect the edges of the garage floors.

Sealing the joints between the garage aprons and garage floors helped close off gaps where water had been reaching the foundation block walls. This gives the association a stronger, concrete repair and helps reduce the risk of continued water-related damage.
