Erickson Asphalt has been paving driveways and maintaining parking lots across St. Paul for over 35 years. We know this city from the established neighborhoods of Highland Park and Macalester-Groveland to the commercial corridors along University Avenue and Robert Street.
St. Paul covers a lot of ground, and the properties we work on reflect that range. You have historic neighborhoods with narrow lots and aging driveways that were paved decades ago. The East Side has a mix of residential and commercial properties with varying soil conditions. Midway and the University Avenue corridor have parking lots that see heavy traffic daily.
Whether you need a driveway replacement in Como Park, sealcoating for a home in Merriam Park, or parking lot repairs for a business on Snelling Avenue, we handle it. And we put the Erickson Asphalt name on every job.

What Our Customers Are Saying
Asphalt Services in St. Paul
Driveway Paving
St. Paul’s older neighborhoods have driveways that are well past their expected lifespan. When cracks spread and settling becomes visible, a new driveway installation is the right move. We handle complete tear-outs with proper grading, base preparation, and compaction. Every residential driveway comes with our industry-leading warranty.
Driveway Sealcoating
Sealcoating is the most cost-effective maintenance for your asphalt. It blocks UV damage, prevents water infiltration, and resists oil stains. For St. Paul driveways, we recommend sealing every two to three years to maximize pavement life.
Apron Repair
A sunken apron creates a gap where water collects and accelerates damage to your garage foundation. Clay soils make this a common issue in St. Paul. Our apron repair service addresses the underlying cause, not just the surface.
Commercial Paving
St. Paul has significant commercial development along University Avenue, Robert Street, and the I-94 corridor. We handle parking lot construction, overlays, and full reconstruction for retail centers, office parks, and industrial properties. Our crews work around your operations to minimize disruption.
Commercial Sealcoating
For property managers and business owners, parking lot sealcoating extends pavement life at a fraction of replacement cost. We phase larger projects to maintain access and coordinate striping once the sealer has cured.
Asphalt Repair
Potholes and alligator cracking get worse every freeze-thaw cycle. Our infrared patching creates seamless repairs by heating the existing asphalt and blending in new material. For larger problem areas, we offer mill-and-patch and complete section replacement.

What You Should Know About Paving in St. Paul
Clay Soils and Drainage Challenges
St. Paul’s soils are typical of the east metro, with significant clay content in many neighborhoods. Clay holds water, expands when frozen, and contracts when dry. This seasonal movement causes driveways to crack and settle over time. Proper base preparation is critical. That means removing unstable material, achieving proper compaction, and building an adequate gravel base before asphalt goes down.
Permit Requirements
St. Paul requires a permit from the Department of Safety and Inspections when constructing a new driveway or reconstructing an existing one, even if you are only reconstructing part of it. Permit requirements apply when upgrading from gravel or concrete to asphalt, expanding an existing driveway, installing a new driveway, or adding a parking pad. If your driveway enters onto a county road, you may also need a separate permit from Ramsey County. Sealcoating is considered maintenance and typically does not require a permit. We handle the permit coordination so your project stays on schedule.
Neighborhoods We Serve
We work throughout St. Paul, including Highland Park, Macalester-Groveland, Como Park, Merriam Park, the East Side, Midway, and commercial properties along University Avenue, Snelling Avenue, and Robert Street. From historic neighborhoods to newer developments, we have experience with the range of conditions across the city.
Our Recent Projects in St. Paul
The Tile Shop
We did a full parking lot renovation for The Tile Shop in Roseville, MN. The existing lot had serious drainage problems, with water pooling across the surface after every rain or snowmelt. We removed all the old asphalt and base, regraded for proper slope, and laid just over 400 tons of hot mix in two lifts.
The two-lift paving method gave us better compaction and a longer-lasting surface. Start to finish, the project took three workdays with minimal disruption to the store. The finished lot drains the way it should and gives customers a safe, clean surface to walk on.
Southview Acres Health Care Center
We completed an ADA compliance upgrade for Southview Acres Health Care Center in St. Paul. The concrete entryway and sidewalks no longer met slope requirements, and the ADA parking stalls needed repaving. We poured 16.25 yards of new concrete and laid 150 tons of fresh asphalt across the stall areas.
This is an active care facility, so we phased everything to keep entrances and parking open for patients, visitors, and staff. Weather pushed paving back a few days, but we got milling, paving, and striping wrapped up across two days. The finished lot meets current ADA standards with properly marked stalls and compliant signage.
CW Lofts
We completed a multi-phase project for CW Lofts, a condo community in Northeast Minneapolis housed in the historic Cream of Wheat factory. The scope included 900 linear feet of curb replacement, sidewalk repairs, and over 62,000 sq ft of asphalt work with more than 1,000 tons of hot mix.
With limited on-site parking, we worked closely with the HOA to phase the job and keep residents moving throughout. Each section got the treatment it needed, from mill and overlay to full-depth replacement over old concrete. The finished lot has restored curbing, better drainage, and fresh striping for clear traffic flow.
