Project Recap: Gateway Commons

Gateway Commons in Zimmerman, MN needed to address ADA compliance issues at the store entrance while also improving the condition of the adjacent parking lot. The existing sidewalk had deficiencies that needed to be corrected, and during the site evaluation, our team also identified multiple potholes in the parking area.

To help the client get the most value from the project, we developed a plan that addressed the ADA concerns at the entrance while also improving a portion of the parking lot. The final scope included concrete replacement, profile milling, asphalt paving, drainage improvements, and fresh striping across the completed area.

The concrete work was completed first. Because the store had one main customer entrance, this portion of the project was scheduled during one of the store’s slower business days. This allowed the ADA improvements to be completed while limiting disruption to customers and keeping the store open during normal business hours.

About a week later, the crew returned to profile mill approximately half of the parking lot. Since only part of the lot was being milled and overlaid, the team had to pay close attention to the transition between the new and existing pavement. The goal was to improve the paved surface while maintaining proper water flow through the project area.

The following day, new asphalt was installed over the milled section of the lot. Once the asphalt work was complete, the crew returned the next day to stripe the finished area and reopen the lot for regular use.

The finished project gave Gateway Commons an ADA compliant entrance, improved drainage, a smoother parking area, and fresh striping. By combining the concrete repairs with the mill and overlay work, the client was able to address accessibility concerns and improve the overall condition of the property in one well planned project.
