Project Recap: Park Manufacturing

Project Overview

Erickson Asphalt & Concrete completed a 93,400 square foot commercial paving project for Park Manufacturing in Cambridge, MN.

The project included multiple pavement sections throughout the property, including employee parking, drive lanes, and loading dock areas. Because each section sees different types of traffic, the paving plan called for different pavement depths and construction methods throughout the property.

The work was completed in multiple phases to help keep the business operating and maintain access throughout construction.

Work Completed

• Asphalt milling and profile milling
• Asphalt removal and replacement
• Aggregate base preparation and grading
• Commercial asphalt paving
• Drainage improvements
• Pavement striping
• Loading dock paving
• Parking lot reconstruction

Project Details

Different areas of the property required different pavement sections based on traffic demands and existing conditions.

The loading dock area received a 2 inch profile mill and asphalt overlay.

The employee parking area received 4 inches of asphalt removal and replacement.

The drive lane leading to the loading docks received 6 inches of asphalt removal and replacement to better accommodate heavier truck traffic.

In total, approximately 2,160 tons of asphalt were placed across the project. Multiple asphalt mixes were used based on the needs of each section.

Project Challenges

One of the biggest challenges was completing a project of this size while Park Manufacturing remained operational.

The work had to be carefully phased so different portions of the property could be completed while maintaining access for employees, trucks, and day to day business operations.

The project also required close coordination with the asphalt plants. With roughly 2,160 tons of material needed, the plants had to switch between different asphalt mixes depending on which section of the property was being paved.

Conditions in portions of the loading dock area also required the paving plan to be adjusted in the field. Steep slopes and existing pavement conditions prevented profile milling from being completed in several areas as originally planned.

Those sections were instead fully removed and replaced. This required additional handwork and preparation to properly rebuild and pave the affected areas.

Results

The finished project gave Park Manufacturing an improved pavement system designed around the different traffic demands across the property.

Employee parking areas, loading dock sections, and heavy traffic drive lanes were each addressed using the paving method and pavement depth appropriate for that area.

By phasing the work, Erickson Asphalt & Concrete was able to complete the 93,400 square foot project while helping Park Manufacturing maintain access and continue normal business operations throughout construction.
