Project Recap: 84 Driveway Replacements in Elk River

Elk river HOA

PROJECT OVERVIEW

Erickson Asphalt & Concrete completed a large residential asphalt and concrete replacement project for Colony Preserve HOA in Elk River, MN. The project included replacing 84 asphalt driveways and concrete garage aprons, along with improvements to several guest parking areas throughout the community.

Work included removing the existing asphalt driveways, repairing damaged foundation blocks beneath garage floors, and installing new concrete garage aprons. The driveways were also regraded to improve drainage and help direct water away from the homes before new asphalt was installed.

In total, the project involved 38,735 square feet of asphalt paving and 4,851 square feet of concrete work.

PROJECT CHALLENGES

With 84 homes involved, one of the biggest challenges was coordinating the work while residents continued their daily routines.

Homeowners needed to keep their driveways clear and garage doors open during scheduled work so crews could access the areas being repaired. Multiple crews also needed to be coordinated as the project moved through the community.

Weather created some additional challenges. Several rain events required crews to make grading adjustments to maintain proper drainage. Newly poured concrete aprons also needed to be protected from rain, which required some changes to the work schedule.

Despite these challenges, the project was completed with new asphalt driveways, concrete aprons, and drainage improvements throughout the community.
