Project Recap: River of Life Church Parking Lot Sealcoating

Project Overview
Following the completion of a new building addition, River of Life Church wanted to restore and protect its existing 105,000 square foot parking lot in Elk River, MN.
Erickson Asphalt was selected to complete the parking lot sealcoating, crack sealing, and striping needed to improve the property’s appearance and extend the service life of the pavement. As an experienced Elk River asphalt contractor, our team developed a plan that addressed the condition of the lot while working around the church’s schedule.

Challenges
The parking lot contained numerous wide cracks that required specialized equipment and an experienced crew. Each crack needed to be cleaned and properly filled before sealcoat could be applied across the surface.
Scheduling was also an important part of the project. Because the parking lot needed to be temporarily closed, our office worked closely with church staff to select a service date that limited disruption and gave our crews enough time to complete the work safely.
Results

The completed project renewed the appearance of the parking lot while adding protection against moisture, traffic, sunlight, and Minnesota’s freeze and thaw cycles.
Crack sealing helps limit water intrusion, while sealcoating protects the pavement surface and slows further deterioration. Fresh striping restored the parking layout and made stalls and traffic markings easier to follow for church members and visitors.
By investing in preventative parking lot maintenance, River of Life Church can extend the useful life of its pavement and delay the need for more costly repairs or replacement.
