
We recently completed a full reconstruction project at North Ridge Apartments in Buffalo, MN. The property is managed by Metes and Bounds Management Company and needed extensive work to correct drainage issues and meet current accessibility standards. The existing lot had ongoing water problems that created potholes and caused water to run toward the garages. It was also out of compliance with ADA guidelines.

Metes and Bounds Management Company oversees multifamily communities throughout Minnesota, focusing on long-term asset care and improvement. North Ridge Apartments is one of their Buffalo, MN locations and serves a large residential community that relies on safe and accessible parking areas.
A detailed site assessment revealed that the primary issues were drainage failures and non compliant ADA routes. To correct the water flow away from the garages and toward the intended catch basin, we removed and replaced 400 square feet of concrete aprons and installed 40 linear feet of new curb.

To bring the site up to current accessibility standards, we redesigned and reconstructed 530 square feet of concrete flatwork and added 96 linear feet of curb. This included new curb cuts and landings in the sidewalk, along with adjustments to grades, cross slopes and transitions in both asphalt and concrete.

We removed and replaced the entire parking lot to full depth. This work included soil correction repairs to two catch basins, additional Class Five aggregate, and tolerance grading. The new asphalt was installed in two lifts using an MNDOT SPEC Superpave mix, designed to handle the site's traffic demands. Once paving was complete, the parking lot was restriped to match the new ADA-compliant layout.
