Project Recap: Karl's Korner BP

Erickson Asphalt & Concrete recently completed a multi-phased asphalt and concrete project at Karl’s Korner, a busy neighborhood strip mall. The work combined new concrete features with an asphalt overlay, all while carefully phasing the project to keep businesses—including a BP gas station—open and accessible throughout.

About the Client

Karl’s Korner serves as a community hub in Forest Lake, MN, with a BP gas station and several small local businesses sharing the property. With steady vehicle traffic the client needed durable pavement improvements, updated ADA compliance, and added safety measures for long-term reliability.

Concrete Work

Our team began with concrete upgrades to ensure compliance and functionality. We installed a new ADA concrete ramp to provide safe and accessible entry for all visitors. The total project took 22 yards of concrete, which included pouring a reinforced dumpster pad capable of handling heavy loads and frequent use.

To protect the utility equipment at the rear of the building, we installed 14 steel bollards, giving the property an added layer of security and safety. These improvements not only modernize the site but also help prolong the lifespan of critical areas.

Asphalt Paving

Once the concrete work was complete, we moved on to the asphalt portion of the project. The scope included a 2-inch overlay across 26,200 square feet of parking lot, requiring 377 tons of hot mix asphalt. This asphalt overlay provided a fresh, smooth surface designed to stand up to daily traffic while improving the overall appearance and usability of the lot.

Challenges and Planning

Because Karl’s Korner houses active businesses and a fueling station, project planning was critical. We divided the parking lot into two sections, allowing the BP gas pumps to remain open throughout paving. Weather also presented challenges—a rain delay required us to adjust schedules and return for a second day of paving. Thanks to careful coordination with the property management team, we were able to minimize disruption for both tenants and customers.
