We recently completed an ADA correction project at Benedictine Assisted Living in Anoka, bringing a steep, challenging parking lot into a compliant, safe, and accessible space.
The site’s natural grade required careful planning, precise grading, and tight slope control to meet ADA standards.
Step 1: Concrete Removals & Base Work
We removed the existing concrete and imported 195 tons of recycled aggregate base to raise and flatten the upper lot. After placement and compaction, the new base provided a stable platform for the concrete and asphalt that followed.
Step 2: Concrete Installation
We constructed the entryway landing at less than 2% slope in every direction and extended it 36” beyond the push button to ensure accessibility. From there, we created a 5% max slope down to a new landing, which tied seamlessly into the new pavement height. The pathway was angled around to the single accessible parking space, maintaining a 2% max slope throughout.
Step 3: Asphalt Paving & Final Prep
After fine-grading to final elevations, we paved 3,900 SF with a 3" compacted asphalt mat. We paid special attention to the accessible space area to keep cross-slope at ≤2% for ADA compliance.
Step 4: Striping & Final Results
We striped the lot, including the accessible space (and access aisle, if applicable), and turned over a property that’s now fully ADA-compliant, safer to navigate, and built to perform for years to come.
Result
A safer, more accessible parking lot that meets ADA standards and improves the experience for residents and visitors alike.
