
Erickson Asphalt & Concrete recently completed a multi-phase improvement project for CW Lofts in Northeast Minneapolis. Balancing extensive concrete and asphalt scope with resident access, we sequenced work to upgrade safety, drainage, and long-term performance while minimizing downtime.

CW Lofts (730 Stinson Blvd NE, Minneapolis, MN 55413) is a condominium community converted from the historic Cream of Wheat factory in 2006. Homes range from live/work lofts to two-level units, with distinctive details like preserved railroad track accents and rooftop mezzanines. The community is managed by an active HOA, focused on preserving both function and historic character.

We removed and replaced nearly 900 linear feet of deteriorated concrete curbing to restore edge control and drainage. We also replaced selected sidewalk panels to eliminate trip hazards and address sections that had reached the end of their service life—improving day-to-day safety and overall appearance.

The parking areas required different treatments by condition and location, so we matched each fix to what the pavement needed:
We laid more than 1,000 tons of hot-mix asphalt spanning 62,000 sq ft. We finished with fresh striping to restore clear traffic flow and organized parking.

With limited on-site parking, we coordinated closely with the HOA and residents to phase the work. We maintained access during curb and sidewalk replacement and only closed the lot during milling and asphalt paving. Clear communication and staging kept residents moving while allowing our crews to work efficiently and safely.
